A booking request on the website is not a confirmed booking. Once received, our reception team contacts you to confirm availability and the final price, then sends the confirmation by email or WhatsApp. Prices shown on the website are starting prices per night inclusive of VAT; the final price is the one confirmed by reception.

Check-in is from 4:00 pm and check-out by 12:00 noon at both properties. Early check-in or late check-out is subject to availability and should be requested from reception in advance. Late check-out is charged: SAR 100 until 2:00 pm and SAR 200 until 4:00 pm, subject to room availability. Extending a stay is subject to availability and must be requested from reception before the scheduled check-out.

Free cancellation up to 24 hours before arrival. Same-day cancellation or no-show is charged the first night. The same policy applies to bookings made on this website and on Booking.com.

Room, studio and one-bedroom suite prices cover two adults; two-bedroom suite prices cover four. Children are not counted toward the included number. An extra guest is SAR 25 per night, and the same age policy applies to children: up to 5 free, ages 6 to 12 half the fee, over 12 at the adult rate. A daily breakfast buffet is served in each property's restaurant from 07:00 to 10:30; whether it is included or charged is confirmed with your booking — children up to 5 free, ages 6 to 12 half the charge.

A valid ID (national ID, residence permit or passport) is required from the booking holder at check-in. All rooms are non-smoking. Guests not registered on the booking may not stay in the room. Pets are not allowed. Guests are expected to keep the hotel quiet and the room intact, bear the cost of any damage caused by them or their companions, and return the room key card at check-out (SAR 10 if lost). Please keep valuables in the in-room safe; the hotel is not responsible for items lost outside it. Children remain the responsibility of their parents throughout the stay. Management may end a stay if these rules are broken; the full stay agreement is signed at check-in.

Payment is made at reception on arrival.

When you send a booking request we collect your name, phone number, email and stay details, and use them only to process the request and contact you about it. Data is stored in Armada Residence systems and is never sold or shared with third parties beyond what is needed to complete the booking or payment. The website uses measurement and advertising tools (Google Tag Manager) to understand site usage and improve campaigns; you can disable cookies in your browser settings.
